The house is professionally cleaned between stays, and is well-equipped including dishes, silverware, pots and pans, coffee maker, blender, towels and extra linens, Starlink WiFi, Central AC and heating. There are smart TVs in two of the bedrooms and a large projector TV with retractable screen in the living room.

Outside, there is outdoor seating, a beautiful 80-foot infinity pool, loungers and outdoor sofa with a large pergola to give you sun or shade. Two grill optoins: a built-in propane grill and a Traeger wood pellet smoker/grill - both are easy to use and infuse food with amazing flavor (wood pellets included).

The game room in the casita has a pool table and a dart board.

Things to Note:

• Check in is at 4pm and checkout is at 10am. Early check ins and late checkouts are subject to availability.
• For any events such as weddings, anniversaries and engagements please contact us for pricing prior to reserving. Guest limit is 30 people.
  -The last half mile leading up to the gate is a gravel road.
• swing set near the gate is not functioning and should not be used
  -Fireplace in the dining room is strictly decorative.
  -Fireplace in the master bedroom is electric and remote operated, feel free to use it!

**POOL DISCLAIMER: The pool is very large with a spillover infinity edge. Unfortunately during cold months we cannot guarantee the pool temperature. Dec-Feb pool temperature might not reach swimmable levels, even with the heater running. We do not charge nor provide refunds for pool heating.
In the summer, the pool stays pleasant even during the hottest days - no additional cooling needed! Pool heater will be turned off May-Sep.

PLEASE TAKE NOTE OF THE FOLLOWING HOUSE RULES:

Upon making a reservation request, you certify that each responsible guest is 21 years of age or older (unless accompanied by parent or legal guardian) and agree to honor the rules listed below. As a reserving person, you bear the responsibility for all invited guests, so please make sure your group is aware of the rules. Violation of these rules could result in a $500 penalty.

OCCUPANCY LIMIT: The number of guests listed on your reservation is maximum number allowed on the property at all times.

NOISE ORDINANCE: There is no loud (not exceeding 55 db) music or other noise allowed outside at any time (this includes noise from bluetooth speakers, mobile phones, radios, etc). All registered Short Term rental properties are prevented from playing music at a level that may be audible from outside the property line. Absolutely no noise or music is allowed outside after 10pm.

SMOKING: Smoking is not allowed anywhere on the property, including outdoor patios and poolside. Smoking is defined as cigarette smoking and vaping, marijuana smoking and vaping, hookah or any other smoking device.

PETS: Out of respect for all our guests, we ask you to leave your fur babies behind. We love all animals, but out of consideration for other guests, our cleaning team and to prevent property damage, this rule is not negotiable.

FURNITURE: Please do not move any furniture out of its place. Indoor furniture should not be taken outside and vice versa. Do not move the ping pong table, it sustains damage upon movement and has to remain in its current place at all times.

PROPERTY CONDITION: Please leave the property in the condition that you found it. Place all trash in trash bags and into the bins outside (if bins are full, place trash next to the bins). Make sure that no trash is left in the outdoor areas or in and around the pool.

Do not take anything that doesn't belong to you, but please make sure to collect all personal items. We are not responsible for any personal items left behind and do not have the ability to ship items to our guests.

Please note that we do have a noise monitoring device in the house.

Our property is peaceful and private. It is located in an unincorporated area of Thousand Palms which has multiple equestrian estates. At the same time, we are only a 5 minute drive from the following:

• Agua Caliente Casino & Spa - also a Coachella/Stagecoach shuttle stop!
• Costco
• Walmart Supercenter
• Clark's Nutrition & Natural Foods Market - a lot like Whole Foods!
• In-N-Out
• Starbucks
• And much more!
  We are a 15 min drive to Palm Springs and everything is has to offer.
  We are a 5 min drive to the 10 freeway which takes you to Joshua Tree, Idyllwild, or anywhere you wish to go.

To access the property we have a front gate and garage door with keypad locks.

We love interacting with our guests and are always quick to respond. For the fastest response, send us a message through Airbnb app. We have a local Co-Host Jimmy who can help and be onsite if needed.

Our 3 acre property is located just minutes north of Palm Desert, in an unincorporated area of Thousand Palms. The properties that surround ours also have large parcels of land and some of them have animals such as horses, donkies, chickens/roosters, dogs etc (all securely fenced in). You are unlikely to see people but you will most likely be hearing occasional animal sounds.

Our guests never have trouble getting Uber and Lyft to come to the house, as well as delivery services likes DoorDash and Instacart.
We do recommend to have at least one car for grocery runs and such.

One thing that makes this property unique is its equestrian grounds equipped with horse stalls, hay sheds, misters and other amenities. If you happen to be traveling with horses, this is a perfect property! You can ride out on a trail directly from the stables and enjoy a scenic route. There is also space and access for RV parking.

At the moment we allow our neighbor to occasionally use the equestrian grounds for their horses, so if you see horses there - don't be alarmed! They are beautiful to watch.

Please DO NOT, under any circumstance, approach or feed the horses.
There is also some wildlife on the premises, like bunnies, lizards, roadrunners and quail. We ask you to not approach or feed them also. The property is surrounded by desert so it is normal to see some small desert creatures all around.
Unfortunately the desert also come with different sorts of bugs, flies, crickets, palmetto bugs, boatmen bugs and other insects. We have a regular pest control service to keep them at bay, but during the summer you are likely to experience at least some of them.
